How Michelle and Ted Sold Their Two-Story Conyers House to Move to One Level
After nearly forty years, the stairs in their big two-story Conyers house had become too much for Michelle and Ted. We sold it as-is, with no repairs and an extra week after closing to move.

Michelle and Ted had lived in their Conyers house for nearly forty years. It is a big two-story home in Rockdale County, with four bedrooms plus a large bonus room, a wood-burning stove in the living room and a screened-in porch out back. It is the kind of house a family grows up in.
But a house that had worked for decades had stopped working for them. Ted is a Vietnam veteran, and health changes had turned the stairs and steps into a daily problem. They needed a one-story home with no steps, close to the doctors and medical care Ted relies on. They did not want a renovation project. They needed a way out of this house so they could move into the right one.
Why a big, older two-story house can be hard to sell in Conyers
Conyers has plenty of buyers looking for homes that are ready to move into. A large house that still has many of its original finishes is a different story. People who plan to live in it compare it to the renovated homes nearby, and many of them cannot or will not take on a long list of updates. Lenders and appraisers look closely at condition too, which can slow a sale down or stop it completely.
The bigger the house, the bigger the update bill, so the pool of buyers gets smaller. Selling the traditional way usually means making repairs, packing up a lifetime of belongings while strangers walk through, months of showings and agent commissions, all while the owners are still living there. For a couple who needed to move for health reasons, that road did not make sense.
What stood in the way
- The house needed real work: water stains on several ceilings, worn flooring, dated finishes, and trim and fascia repairs outside.
- The driveway needed to be replaced, and an above-ground pool and its deck in the backyard needed to be removed or repaired.
- Michelle and Ted were still living in the house, so every visit had to work around them.
- Our first offer was not good enough, and we nearly lost the chance to help them at all.
- The closing date moved more than once, and they needed time after closing to finish moving out.
How we solved each one
Jason's first number for the house was too conservative, and Ted let him know in the simplest way: he said thank you and hung up. Jason called back, told Ted he wanted to do better, and came back with a stronger offer. Ted asked for the night to talk it over with Michelle, and they decided to move forward with us. From there, we followed the same simple process we use on every house.
- No repairs. Michelle and Ted sold the house as-is. The ceilings, the driveway, the pool and the deck became our problem, not theirs.
- We had the house professionally inspected and created a full 3D virtual tour, so interested people could walk through it online before asking to visit.
- We marketed the house widely, including on both Georgia MLS systems, and scheduled every visit around Michelle and Ted.
- They were free to take their refrigerator and stove with them to the new place.
- When the closing date had to move, every change went to them first and was put in writing.
- We set up the closing so they could stay in the house for a week afterward and finish moving without a rush.
- Our team handled the scheduling with the appraiser and the closing attorney through to the closing table.
Moving on, on their terms
This sale took longer than the first plan, and the timeline changed along the way. What did not change was the goal: get Michelle and Ted out of a house that no longer fit their lives, without asking them to fix anything first. The house closed, and they had the extra week they needed to move.
Thank you for trusting us, Michelle and Ted. We wish you the very best in your next home.
